Jeddah is getting another modern gym, and the deal behind it says a lot about where working out in Saudi Arabia is heading. According to a bourse filing reported by Argaam, Sport Clubs Company has signed a 20-year land lease to build, fit out and run a new Body Masters club on a 3,500 square metre plot in the Al Nuzhah district. If you have been comparing fitness clubs in Jeddah, or waiting for something new to open near you, this wave of openings is worth understanding, because it is quietly changing what a good club looks like in your neighbourhood.

Why so many fitness clubs are opening in Jeddah

The Al Nuzhah lease is not a one-off. It is part of a steady build-out by a single listed operator. According to Argaam, the same company recently opened two clubs in Jeddah's Obhur Al Sheraa district, a men's club and a ladies' club that together cover about 9,185 square metres with 166 parking spaces, and it had signed leases for 14 new clubs due to open within roughly 13 months. Its latest filing lists 17 projects under development in total, 9 already under construction and 8 waiting on the licences needed to break ground.

The pattern reaches beyond Jeddah, too. The Al Nuzhah club is one of a run of long leases across the country, including a separate 20-year lease for a plot in Riyadh. When an operator commits to two decades in one location, it is betting that demand is real and lasting, not a passing trend. For anyone who trains, that competition is good news: more choice, and more pressure on every club to be genuinely good.

What is driving Saudi Arabia's gym build-out

The demand behind all this building is backed by national policy. Under Vision 2030's Quality of Life Program, the Saudi Sports for All Federation works to raise the share of people who exercise at least once a week to 40 per cent by 2030. That goal has reshaped daily life, from new walking and cycling paths to a fast-growing network of gyms and studios in the big cities.

For operators, the message is simple: build where people live, make training easy to reach, and members will follow. For you, it means the gym down the road is more likely than ever to be new, well equipped and built for how people actually train today.

What to look for in a fitness club near you

A new club near you is only good news if it is the right fit. Before you commit, it helps to visit at the time of day you would actually train and check the things that make a club work day to day.

  • Equipment that matches your goals. Enough free weights, cardio machines and functional space so you are not queuing during peak hours.
  • A class timetable that fits your week. Look for sessions at the times you can realistically attend, not just a long list on paper.
  • Clean, well-maintained facilities. Tidy changing rooms and equipment that all works are the clearest sign a club is run properly.
  • Space for how you want to train. Whether you want a busy floor, a ladies' section, or quiet room for mobility and stretching, check that it is there.
  • An easy way to try it first. A good club lets you test the atmosphere before you decide, so you are not guessing.

Try a club before you commit

The best way to judge any gym is to train in it. If a new opening near you has you thinking about getting back into a routine, come and see how the floor, the classes and the community feel for yourself. Grab a free day pass at GymNation and put it to the test before you make any decision.
